I think you're in the right neighborhood, but doubt that guilt
was Leland's motive.

Last year I developed a theory about Leland being Laura's
killer, and while watching the reruns keep seeing additional
shreds of evidence to support it.  One is the scene in the
woods in episode 2; it looked like that the person skulking
in the dark was wearing the black overcoat that Leland wore
in episode 7.

In #3, Albert reconstructed evidence to suggest the killer did
the deed, then washed his hands, then kissed the corpse.  The
only character in the show that this behavior would fit is Leland.
