I think you're in the right neighborhood, but doubt that guilt was Leland's motive. Last year I developed a theory about Leland being Laura's killer, and while watching the reruns keep seeing additional shreds of evidence to support it. One is the scene in the woods in episode 2; it looked like that the person skulking in the dark was wearing the black overcoat that Leland wore in episode 7. In #3, Albert reconstructed evidence to suggest the killer did the deed, then washed his hands, then kissed the corpse.
