Me again.  One more oddity to comment on.  When Benjamin gives the
contract to the Icelander (?) to sign it is clearly an Assignment
of Contract.  Could be an interesting legal maneuver - I don't 
know about state law in Washington, but I once worked as a paralegal
and an assignment of contract was used to dump a piece of real estate
at no profit.  Did Benjamin get money or did he just assign a part
interest in the land or is this something altogether different.
