Close, but no cigar....

You can't execute legal documents, such as the transfer of land and property,
if you aren't mentally competent.  If Ben has gone "insane", the transfer of
the mill to Catherine might not  be binding. Don't be supprised to see a 
story line develop along these lines with Jerry in on it.  

If someone else has already proposed this, my appologies for repeating them.
